Various Categories of a House and Lot for Sale

Every house and lot for sale in the Philippines falls under a housing category. This property grouping was designed by the Housing and Urban Development Coordinating Council (HUDCC) based on the selling cost of a unit; as per Memorandum Circular No. 04 Series of 2006. All categories have their characteristics that depict its neighborhood lifestyle.
Properties that cost up to Php 300,000 fall under socialized housing. They have a lot area ranging from 30 to 50 sqm and a floor area ranging from 18 sqm to 30 sqm. This group has the lowest price and the houses are usually row type without amenities.

Low Cost Level 1 classified houses have their price ranging from Php 300,000 up to Php 1,250,000; with a lot area within 50 to 100 sqm and floor area within 35 to 55 sqm. There are a few amenities in this community.
From Php 1,250,000 to Php 3,000,000, the Low Cost Level 2 properties have a lot area ranging from 100 sqm to 150 sqm and a floor area from 80 sqm to 120 sqm. These homes have at least 2 bedrooms and there is usually a swimming pool or a clubhouse within the neighborhood.

With a minimum of 100 sqm for the lot area and a minimum of 70 sqm for the floor area, Medium Cost houses have a price rangine of Php 3,000,000 up to 4,000,000. the community have improved amenities like a guard house, a gate for entrance, a club house and a swimming pool.

High end housing projects fall under the Open Market category, costing at least Php 4,000,000. They have all the amenities that are in the Medium Cost packages that are even better. People who go for this category are those who have the funds. They are usually educated people who are assertive with what they desire to purchase. Most of them even hire architects who would design their dream home according to their preferences.
These are the categories every buyer must know before checking on a house and lot for sale. In real estate, it is not just about having one’s own home but living in a comfortable community.
